There are three levels of surveys undertaken by RICS members:

  • Level 1 — RICS Condition Report

  • Level 2 — RICS HomeBuyer Report

  • Level 3 — RICS Building Survey

We provide Level 2 - RICS HomeBuyer Surveys for all types of residential property, on behalf of buyers, sellers, and owners planning renovation projects.


The HomeBuyer Survey is an intermediate-level survey of RICS suitable for all types of residential property in reasonable condition built from 1900 onwards. You can choose this report if you would like more extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition.

The surveyor who provides the RICS HomeBuyer Service aims to give you professional advice to help you to:

 

  • make an informed decision on whether to go ahead with buying the property

  • take account of any repairs or replacements the property needs; and

  • consider what further advice you should take before committing to purchase the property.

WHAT TO EXPECT ADVICE ON

 

An RICS HomeBuyer report can help you assess whether you’re paying a fair price and minimize the risk of unexpected problems and costs in the future.

  • It is a licensed product from the RICS

  • It comes in a pre-set format

  • The surveyor’s professional opinion on the ‘Market Value’ of the property and an insurance reinstatement figure for the property can be added

  • Identifies any serious defects or problems with the property

  • Identifies issues that need to be investigated to prevent serious damage or dangerous conditions

  • Advises on repairs and ongoing maintenance

  • Provides information on location, local environment, and the recorded energy efficiency (where available)

  • Gives condition ratings, uses a traffic light system to rate the condition of elements

  • Identifies legal issues that need to be addressed before completing your purchase

  • It allows you to make an informed decision
