Investment Property and Development Project Search: The process of identifying the most suitable site/property by the investor’s criteria. Assets of alternative sites/properties are assessed and benchmarked through comparative analysis.

Due Diligence: Reviewing of all permits, easements, land ownership/lease documents of the property, and understanding of the nature of ownership, restrictions, responsibilities, and other conditions of ownership/leasehold.

​Market Analysis: The main objective of the study is to identify and communicate the market’s values, to translate the present and latent needs of the market into physical design objectives, and to define the design program issues; i.e. to identify “The Right Product”. The market analysis makes it possible to identify the effective demand for and competitive supply of a particular property type in a specific location at a specific time.

Highest & Best Use Analysis: Highest and best use are defined as; the reasonably probable and legal use of vacant land or an improved property, which is physically possible, appropriately supported, financially feasible, and that results in the highest value. The four criteria the highest and best use must meet are legal permissibility, physical possibility, financial feasibility, and maximum profitability.

Financial Viability / Viability Appraisals/Residual Appraisal: The residual appraisal methodology for financial viability testing is normally used, where either the level of return or Site Value can be input and the consequential output (either a residual land value or return respectively) can be compared to a benchmark having regard to the market in order to assess the impact of planning obligations or policy implications on the viability.

Investment Strategy: Alternative investment scenarios will be developed, and the viable strategy will be recommended based on the results of SWOT analysis and efficiency analysis.

Conceptual Development: The main objective of this study is to develop a differentiated product that exhibits sustainable financial success (a product that is less sensitive to economic volatility and competition). The concept development phase makes use of the detected market needs, market niches (or opportunities), developer strengths, natural assets of the subject property, market dynamics, and present and future competition to define a product stipulating long-term competition barrier.
